To help us respond effectively to urgent situations, please familiarize yourself with what constitutes an emergency requiring an after-hours call:
When to Contact the After-Hours Emergency Line:
- Water Intrusion: If you experience active water coming through your ceiling with an active leak that cannot be controlled by a bucket, please call immediately. If safe, try contacting the resident in the unit above.
- Building Security Compromise: If a common area exterior door is not locking or closing properly, this poses a security risk to the entire building.
- Elevator Malfunction (Single Elevator Buildings): If your building has only one elevator and it is out of service, impacting accessibility. (For buildings with multiple elevators, routine elevator issues should be reported to your property manager via email during business hours.)
Important: Actions to Take Before Calling the After-Hours Emergency Line (Prioritize Immediate Safety):
- Fire: Immediately evacuate your unit and call 911. Once emergency services are contacted, you can then inform our after-hours line.
- Gas Leak: Evacuate your unit immediately and go to a safe location. Then, call People’s Gas directly at 866-556-6002. After contacting People’s Gas, you can inform the after-hours line.
- Power Outage in Your Unit: First, contact ComEd at 800-334-7661 to determine if the outage is specific to your unit or a building-wide issue (check common area lights). If it’s a building-wide outage, then call our emergency line.
- Criminal Activity (Burglary, Trespassing): Your first call should be to 911 for immediate police assistance. Afterward, you can inform our after-hours line.
- Parking Violation (No Alternative Parking): If someone is in your assigned parking spot and you have no other parking available to you, please contact the emergency line for assistance with towing.
Situations That Do NOT Require an After-Hours Emergency Call:
- Lost Unit Keys: Residents are responsible for their own unit keys. Please contact a locksmith if you are locked out and do not have a spare key.
- Missing or Stolen Packages: Please contact the delivery service and then notify your property manager via email during business hours.
- Low Water Pressure in Your Unit: This is typically a non-emergency maintenance issue. Please call our office during business hours to schedule a plumber.
- Accounting or Assessment Questions: These inquiries should be made to our office, during business hours.
- Condo Questionnaire Inquiries: Please contact our office during business hours.
- Move-in/Delivery Elevator Reservations: Elevator reservations must be scheduled through our office during business hours.
If You Determine an After-Hours Emergency Exists and Call 312-447-0911, Please Provide the Following Information:
- Your complete name
- Name of your building/association
- Your full address, including unit number
- A clear and concise description of the emergency
- A reliable phone number where we can reach you
- Please be prepared to answer our return call promptly.
